Terms of Service

1. Acceptance of Terms

By accessing or using the PinasProperty platform, you agree to be bound by these Terms of Service. If you do not agree, do not use the platform.

2. Platform Description

PinasProperty is a real estate technology platform that connects buyers, sellers, agents, agencies, and property developers in the Philippines. PinasProperty is a technology provider — it does not act as a real estate broker, agent, or developer.

3. User Accounts

You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must notify us immediately of any unauthorized access to your account.

4. Agent and Developer Verification

Agents must hold a valid PRC real estate broker license to access agent features. Developers must hold valid DHSUD accreditation. Submission of false or fraudulent documents will result in immediate account termination and may be reported to relevant regulatory authorities.

5. Listing Standards

All listings must be accurate, complete, and compliant with Philippine real estate law. Preselling listings require a valid DHSUD License to Sell (pspNumber). Listings that violate these standards will be rejected or removed.

6. Prohibited Conduct

• Post false, misleading, or fraudulent listings
• Impersonate another person or entity
• Circumvent the platform’s verification or moderation systems
• Engage in any activity that violates Philippine law
• Scrape, copy, or redistribute platform data without authorization

7. Transactions

PinasProperty provides tools to facilitate real estate transactions but is not a party to any transaction. All transactions are between the relevant buyers, sellers, agents, and developers. PinasProperty does not provide legal, financial, or tax advice.

8. Intellectual Property

All platform software, design, and content is the intellectual property of PinasProperty. Users retain ownership of content they upload (listings, photos, documents) but grant PinasProperty a license to display and process that content on the platform.

9. Limitation of Liability

PinasProperty is not liable for any loss or damage arising from transactions conducted through the platform, inaccurate listing information provided by users, or any third-party actions.

10. Termination

We may suspend or terminate your account for violation of these terms, fraudulent activity, or at our discretion with reasonable notice.

11. Governing Law

These terms are governed by the laws of the Republic of the Philippines. Any disputes shall be resolved in the courts of Manila, Philippines.
