Built for Philippine law
Compliance Built Into Every Transaction
PinasProperty is designed around Philippine real estate law — not adapted to it after the fact.
Frameworks
Philippine Regulatory Frameworks
Every major Philippine real estate regulation is addressed at the platform level.
PD 957 — Subdivision and Condominium Buyers Protective Decree
Every preselling property listing on PinasProperty requires a valid DHSUD License to Sell (pspNumber) before the listing can go live. This is enforced at the platform level — not left to individual agents or developers to self-certify.
DHSUD / HLURB — Department of Human Settlements and Urban Development
Developer accreditation and agency licensing are part of the platform verification workflow. Developers must submit their DHSUD accreditation certificate as part of the company verification process.
PRC — Professional Regulation Commission
Real estate broker license verification is mandatory for all agent accounts. License number and expiry date are captured and displayed on the agent's public profile. The platform flags agents with expired licenses.
SEC / DTI — Company Registration
Both agencies (DTI or SEC registered) and developer companies (SEC incorporated) must submit their business registration documents as part of the verification process.
PagIBIG (HDMF) — Pag-IBIG Fund
Listings can be flagged as PagIBIG eligible, making them searchable by buyers who intend to use HDMF housing loan financing.
Philippine Data Privacy Act (RA 10173)
All user data — including KYC documents, government IDs, and personal information — is handled in accordance with the National Privacy Commission (NPC) guidelines. Data is encrypted at rest and in transit.
BIR — Bureau of Internal Revenue
The transaction pipeline supports documentation of all BIR-required taxes: Capital Gains Tax (6%), Documentary Stamp Tax (1.5%), and Creditable Withholding Tax. The partner is responsible for ensuring correct tax advice to users.
NPC — National Privacy Commission
Users have the right to access, correct, and request deletion of their data in accordance with NPC guidelines. The platform provides user data management tools to support these rights.
